This three-bedroomed bungalow called Rossnalee, on Convent Lane just off Cork’s Model Farm Road, has full planning permission granted for demolition and replacement with something three times as high, and three times as tall.

Right now, the mid-1900s brick-built bungalow on a 0.11 acre site has 1,100 sq ft as it stands and is in good overall condition, but in the usual run of things, you wouldn’t be paying €400,000 too often for a modest sized three-bed bungalow.

Key instead to its value is the site, the location, and the FPP for a new, replacement 3,660 sq ft modern build with five bedrooms, to a top spec and A-rated energy efficiency.

Rossnalee’s for sale with Michael O’Donovan of Savills, who notes that the planning granted back in 2007 has been extended and is now current until October 2017; so there’s a bit of breathing space to buy, and settle down and pause for breath before building, should a new owner want.

The site is deep, and not too wide, and the replacement home (should a buyer opt to build all anew) would pretty much go mid-ships on the 0.11 acre site.

The existing house, though, is bright, with living rooms to the front and three bedrooms behind, there’s parking in front and the back garden has a mature chestnut tree.

Near-neighbouring homes are a mix of sizes and heights, and across Convent Lane is the Cork base of the group Pieta House, while some large new-builds and major extensions have been inserted along adjacent Bishopstown Avenue on the back entrance to the CUH, at Highfield Lawn and Court Cairn also is close by.
