Starter home: Ballintemple, Cork, €200,000

Trish Dromey reports on a Victorian vintage cottage in Cork’s Ballintemple.

Starter home: Ballintemple, Cork, €200,000

BECAUSE it’s located in a popular Ballintemple location, at 1 Ardcairn Villas.

Guiding at €200,000, it’s a two storey cottage with 726 sq ft of accommodation with the type of decorative fascia board found on the roofs of many of the Victorian properties in the Blackrock area.

Renovated 10 years ago, it’s described as being in reasonably good condition by selling agents James G Coughlan & Associates. Auctioneer Joe Gavin says the demand for properties in Ballintemple is good and that No 7 Ardcairn Villas, a larger more modern property nearby, sold last year for above its asking price of €225,000.

To the front of No 1 is a timber floored sitting room with a fireplace and to the rear a kitchen with tiled flooring and Shaker style units which were put in during renovations. The house also has a bathroom and three carpeted bedrooms.

Fitted with gas central heating and single glazed windows it has an ‘F’ BER. A new owner will probably consider improving this and could look at the option of turning two small bedrooms into one larger one.

Out front there’s a small railed garden area with space for the bins and to the rear there’s also a small yard.

Ardcairn Villas is situated on Churchyard Lane around the corner from Ballintemple village where amenities include a bank, a post office, a shop, a butchers, two pubs, and bus stops, with a new Páirc Uí Chaoimh also in the wings.

Mr Gavin says this property is being looked at both by young couples and by investors. “This is popular area for rentals and you could expect rental income of in the region of €1,000 a month.”

VERDICT: Good viewings expected.
