Trading up: Midleton, East Cork, €490,000
With just over a dozen individual homes here, and set just off the Cork road by Oatencake in the East Cork town, Woodlea was a development of serviced sites, each of them a pretty imposing half-acre, ranged around a green.
Almost universally, each home then built here rose to the site size, 2,000 sq ft and upwards, and many have grown even further since too. The last sale in Woodlea was offered in May in 2012, some 3,100 sq ft complete with outdoor swimming pool, featuring here as a House of the Week.
It was guiding €485,000, and sold for €430,000: the Register only covers from 2010, and it show no other sales here in Woodlea.
Now, Midleton estate agent James Colbert (who had a €550,000 local sale, of a stunning modern build by the water at Bailick close out this week) has No 8 Woodlea for sale, for relocating owners, and he guides it at €490,000.
Location, and site size are key attributes, as is the fact it’s only a short walk to the centre of Midleton: the only other scheme of detached homes so convenient is probably Bromley Park, suggests Mr Colbert. No 8 Woodlea’s a detached four-bed dormer with two large reception rooms, dining room, sun room, and three bathrooms, plus convertible garage.
