Life will come full Circle at four-bed detached at Broadale
IF you could put away €1,000 a day every day in 2016, not only would you have the house paid for, you would have €1,000 left over in your pocket by year’s end. After all, 2016 is a Leap Year, with 366 days to come.
Carrying a €365,000 asking price is the four-bed family home, no 12, The Circle, Broadale, and, given its great garden setting, interior upgrades and most recent sales success, selling agents, Paul O’Shea and Ann O’Mahony, of Sherry FitzGerald, are confident of hitting the price mark for its relocating vendors.
No 12 is a pre-Christmas offer for the growing, departing young family who have colonised its insides and its corner-wedge garden, and are now moving on to a larger, period-type home in East Cork.
And, it comes hot on the heels of a comparable Broadale house, sold by Sherry FitzGerald: No 2, the Circle, shows up on the Price Register in July at €361,5000, having gone to market with a €340,000 price tag. No 2, The Circle, had 20 parties attend open viewings, and four active bidders.
Might any of those 20 viewers/four bidders turn up now, two seasons later, at No 12? It’s likely, as there hasn’t been much trading-up stock on the market in the latter few months, so there’s still pent-up demand going into the new year, driving up, or at least stabilising, prices in a strongly recovering market.
No 12 had its first open viewing during this past week, with another open session today from 1.00 to 1.30pm, and an evening viewing Tuesday next at 5.30, but a daylight traipse is needed to appreciate the garden.
This are south-west-facing to the back, walled, and with ivies and climbers planted to further colonise and green-in the boundaries, while a hefty and chunky woodland suite of garden furniture occupies a circular sitting-out area at a far corner.
Closer to the back of the house is a large patio done in limestone, with low, stone-wall surround and planting at the corners: roll on spring and summer, 2016.
The Circle contains some of Broadale’s bigger detached homes; sales in 2015 in other sections, saw prices range from €200,000 to €265,000, for addresses in the The Grove, Crescent and Drive, in this McInerney Homes scheme, up along Maryborough Hill, above Douglas, done in the early 1990s.
Upgrades at No 12 include a new fitted kitchen, done in the past year of so, with plain-white units and presses, with some lovely curves at corners, along with pink granite worktop and splashback, cradling a ceramic double sink.
Flooring in the kitchen is tile, butting up to a highly polished, lustrous wood floor in the dining section, which has patio doors to the garden terrace, as well as a vertical, wall-mounted radiator to free up maximum wall space.
Well above spec, too, is the polished parquet wood floor in the hall, with walnut trim edges, and the stairs has been redone in rosewood.
Auctioneer, Paul O’Shea, says there’s a good balance of day-time and sleeping quarters, with one of the first-floor bedrooms en suite with a shower. All four rooms are doubles, and all have built-ins, too. Back downstairs, the main 15’ by 12’ living room has a polished wood floor and fireplace, and across the hall is a carpeted family room, and there’s also a utility and guest WC.
