Trading up: Maryborough Hill, Douglas, €495,000

The address may sound Alpine, but the shortest of downhill walks brings you from Tirol Avenue, on suburban Cork’s Maryborough Hill, to the flat of Douglas village.

Trading up: Maryborough Hill, Douglas, €495,000

Part of the late 1980s/1990s development The Paddocks, Tirol Avenue now sees No 2 for sale with a €495,000 price guide quoted by agent Kevin O’Sullivan of Barry Auctioneers, who says The Paddocks has been one of Cork’s most popular trading up locations in recent decades, with a mix of homes from terraced townhouses, to whoppers of detacheds, and several house types are three storey into the bargain.

No 2 Tirol Avenue is a two-storey, four-bed detached, with two good-sized reception rooms with fireplaces (one a lovely antique painted slate/cast iron chimneypiece) plus dining room, as well as kitchen with granite tops. Overhead one of the four bedrooms is en suite, and there’s a bath in the main, family bathroom. Overall condition inside and outside is good, and there’s off-street parking, with proximity to Douglas a boon.

According to Barry Auctioneers, there’s a seasonal drought of good trading up stock in the city and suburbs, and they’ve just gone ‘sale agreed’ in rapid order on Inish, a revamped detached of 1,380 sq on the Blackrock Road, for c €495,000, a good touch above above its €475,000 guide when it featured here in late October.

VERDICT: Get the skis on for Tirol.
