22 Laburnum Park has room to spare in an ideal Cork spot

Set in a prime location with decent space, there’s a lot to like about this family home, says Tommy Barker.

It looks bigger than its measured 1,477 sq ft, but No 22 Laburnum Park, also called St Aidan’s, is a decent-sized detached family home, with scope to extend.

Plus, it has a location that will justify expenditure, all day long.

The four-bed home St Aidan’s is close to the back/ entrance to the sprawling CUH hospital campus, in pure Wilton/Bishopstown heartland, with Dennehy’s Cross also on its doorstep.

As are schools, colleges and hospitals, plus shopping centres, and business parks, and the County Hall.

Laburnum Park itself is a mix of semis and detacheds, and No 22 here is a stand-alone near a corner bend, on a site that will easily take further extensions and alterations.

Selling agent is Johnny O’Flynn of Sherry FitzGerald, who guides at €495,000 and will surely nudge it over the €500k mark, given the un-met appetite for family homes in the western suburbs.

It comes with two reception rooms, left and right of a central hall, and the living room on the left has a nice bay window, tiled fireplace with gas insert fire, is carpeted, and ceiling height is at 2.7m.

There’s a similar 14’ by 11’ size to the dining room, which has similar ceiling heights and a further gas insert fire, with a cloakoom off the hall.

To the back of the house is a kitchen/diner, with older style built-ins, and there’s a side door to the attached garage and on, then, to the back garden.

Overhead are four bedrooms, two singles, two doubles and a main family bathroom with shower.

Overall condition is good, but a bit dated and new owners have the option to move in straight away, and make changes slowly, or to do it all in one fell swoop.

Most new occupants will want to add a guest WC at ground level, and perhaps further bathroom provision or en suites upstairs.

Extending into the garage, and/or building over it, is an obvious first move, and most families will also want to open up the back of the house more fully too to its decent-sized gardens, and finding sun and light behind will be a particular mission give its northern aspect.

VERDICT: There’s huge, pent-up demand for detacheds in the area, so it will get spirited bidding
