This latest house to come to market in Cork city’s super-convenient Marina Park is priced at €275,000, for a three/four-bed semi-d.
That’s €100k cheaper than the last market arrival here by the city end of the Blackrock Road,just one month ago, and €115k cheaper than the most recent concluded sale.
Why? Simple, really, the others had lots more work and updating done to them, whereas the 1,500 sq ft No 48 needs more attention, and a good deal of further spending.
Listed this month with Garry O’Donnell of ERA Downey McCarthy, the three-four bedroomed No 48 is guided at a tempting €275,000, and has had some alterations done to suit its last occupants.
They include making over a side/garage single story space to be used a fourth bedroom, with adjacent shower, bidet and extensive wet-room tiling.
The kitchen was redone a few years ago, and the main upstairs bathroom has a bath over a shower, while a rear sun room was also added with perspex roof, and garden access.
However, it currently scores a lowly E2 BER, and has single glazing, and probably needs insulation upgrades, whilst the decor is also on the dated side: so, it’s a modest do-er up project, most likely.
A few doors away on the same row at the back of cul de sac Marina Park, No 51 came to market last year in mint condition with a contemporary extension, and sold well over its €350,000 guide, at €390,000.
And, last month an upgraded (but not extended ) semi here, No 42, came to market with Behan Irwin Gosling, guiding €385,000: it’s had a second rounds of viewings, but no offers as of yet.
ERA Downey McCarthy’s Mr O’Donnell had up to 40 through No 48 in its first week of viewings, with that volume attributable to the first-rate setting, at the very start of the Blackrock Road by Kennedy Park and the Old Blackrock Road, a short walk to the city centre.
