SMALL, well-formed and kept, handily located and a parking space to boot... little wonder that Sunnyside Cottage is set for across-the spectrum buying interest.

Especially as its asking price is €165,000.

One of those ‘small goods, in a good parcel’ packages Sunnyside Cottage dates to the early/mid-1800s but was substantially re-worked in the 1990s, and has been used primarily as a rental, earning its vendors €900 per month.

Now, though, as it goes to market with estate agent John Barry of Frank V Murphy & Co, inquiries are coming from investors, from first time buyers, and from traders-down.

A key attribute seem to be the provision of an off-street parking slot, broadening its appeal even further, even though it’s with an easy walk of the city centre too as attendees of recent concerts at the re-purposed St Luke’s Church will have noted.

The Cross’s most recent concert was The Villagers, as a ‘secret gig’ as part of Culture Night last weekend.

The cottage is in very good overall conditions, says Mr Barry, as it was effectively re-built back in the 1990s within its stout stone walls.

It’s not big, in fact it’s not even 600 sq ft, but the high, vaulted ceiling in the main living/dining/kitchen area helps make it seem quite airy, with some exposed wood beams, and open fireplace, painted a hearth-warming bright red.

There’s also gas central heating, and an alarm, and the cottage has two bedroom, one a single, the other a double, plus a shower room.

VERDICT: Tidy buy
