Kenmare stages a comeback in the market

Four of eight, 2,100 sq ft new-builds,on half-acre sites in a gated development, go on sale next Saturday, with open viewings from noon to 2pm at Beechwood Grove, a mile-and-a-half from Kenmare on the Killarney road at Gortagass.
Designed by DOD Architects, and built by Brian Gallivan of KPH, who also did Kenmare’s highly regarded Oakwood Manor in the mid 2000s, these are on offer with Tadhg O’Sullivan of DNG Timothy O’Sullivan, who prices from €375,000 and says they are some of the very best houses to be built in Kenmare in recent times.

One was sold some time ago (the scheme came to a halt during the downturn) and now four in all have been bought, with four more to go, and prices have recovered from a €275k level showing up on-line from a few years ago.
Now, the €375,000 is for the last four, done out to a builder’s finish, so there’ll be an extra €50k or more to complete to a purchaser’s own final finishes specification.
Interest is coming from both Irish and international sources, as they’re as suited to full-time occupation as to comfortable holiday/second home/retirement home uses, adds Mr O’Sullivan.

The development will be gated, site sizes are very decent with detached garages (handy for storing golf, boat and other hobby gear as well as cars), new beech hedging is being established and houses will have high BER ratings.
Two of their four bedrooms are en suite, and houses will have gas fires, sun room/dining rooms with solar panels overhead,good-sized open plan living areas, concrete floors at both levels, limestone trim and stone gable fronts with finials.
On completion, they’ll weigh in at about €200 psf for new-builds on large site.
