Big family-friendly home in Cork village in full bloom

WHERE do those years go? That’s the cry of many couples who’ve scaled the notional ‘property ladder’ when families start to grow, getting much-needed extra space inside and outside for the busy play and parenting years - only to find themselves ratting around large houses after what only seems like a few too-short years.

What to do? Close off one door after another, and leave the dust gather in empty bedrooms (until grandchildren visit), or, bite the bullet and move all over again?

That’s the dilemma that was faced by the owners of 26 Carraig Aoil, west of Cork city at Cloughduv.

They’ve decided to take the latter option and trade down as their family’s now reared (plus they had a grandparent living here too for several years); they are still young enough to take on another new home challenge, on a slightly smaller scale.

So, with a move to a new homes development in Ballincollig beckoning, the couple selling this four-bedroomed 2,200 sq ft detached home bring it to a summer 2015 market, priced at a tempting €425,000 by its selling agent Frank Walsh of O’Mahony Walsh in nearby Ballincollig.

There hasn’t been a resale in this development of 27 big detached homes since summer 2013, when No 5 sold for €420,000 according to the Price Register.

So, with the recovery in the market in the intervening two years, No 26’s vendors could be in line for a bit of extra bidding traction, given Cloughduv’s village’s proximity to Ovens and EMc, and to Ballincollig and indeed to the city’s western suburbs courtesy of the Ballincollig bypass.

Just south of Farnanes and the N22, Cloughduv (also on a bus route) has a national school, creche, shop and playing pitches, while for growing families, having a couple of dozen other homes in the same off-road enclave means the likelihood of other children to play with, balls to hop, and trampolines to bounce on.

No 26 was bought at foundation stage, back in 2002, and construction was overseen by its buyers as work progressed, built in timber frame and described by auctioneer Frank Walsh as “substantial, on an extremely spacious site.”

The site, set to the very back of the development by a turning circle, is wedge-shaped, widening and stretching out at the back, and with lots of attention paid to landscaping and planting, and with some deft design and hard landscaping/seating touches.

“My wife has the ideas, and I get to implement them,” ventures the man of the house, bravely.

The site is walled in, with trees maturing all along its boundary for colour most of the year, and it is south-facing at the back, with patio, surrounding low stone walls and raised beds, glasshouse, shed, gravel paths and lines of conifers and a pergola is now being draped over with flowering clematis.

Internally, there are three reception rooms, one with a wood-burning stove, big kitchen, utility, and guest WC, with a wide entrance hall.

Upstairs are four bedrooms, two of them with en suites, main family bathroom, and there’s Stira access to a part-floored attic.

VERDICT: A grand, accommodating family buy.
