Inistioge, Co Kilkenny €250,000
Size: 104 sq m. (1,126 sq ft)
Riverside properties don’t come much more idyllic or much closer to the water than Nore Cottage near Inistioge in South Kilkenny.
Charming and traditional with pretty flower filled gardens, it’s situated within a few hops, skips and jumps from Ballinagoth Quay which is a popular spot both for swimming and boating.
Set against a backdrop of mature woodland, the three bed dormer cottage has been one family’s holiday home for over 20 years and occasionally rented to anglers who come to fish for trout and salmon on the Nore.
PN O’Gorman auctioneers are putting the cottage up auction in New Ross on July 29 with an AMV of €250,000. Auctioneer Anne Carton says it’s a haven for anglers and boat lovers.
“We have had a lot of enquiries from the UK and the US. Some are looking for a holiday home others just like the idea of coming to live in rural Ireland,’’ she says.
She says the attraction for overseas buyers include the idyllic riverside location and the fact that it’s just five miles from Inistioge village, six from New Ross and around 20 from the cities of Waterford and Kilkenny Probably built over 80 years ago, Nore Cottage was renovated by current owners when they bought it.
They put on a kitchen extension, decorated, put in flooring and two stoves and gas heating. However the property has single glazed windows, an F Energy rating and is now in need of modernization.
Offering 1,126 sq ft of living space, the cottage has two laminate floored sitting rooms with stoves as well as a dining room, a kitchen with timber units and fitted appliances as well as a ground floor bathroom.
On the first floor there are three carpeted bedrooms with sloping timber paneled ceilings. Outside there’s almost three quarters of an acres of gardens with lawns trees and flowers.
From the road there’s a step down into a small sheltered garden at the front planted with lilies and rambling roses.
Across the road from the cottage there is a 350 sq ft block built lockup shed which could be put to a variety of uses.
With charm and a riverside location, this could float many buyers’ boats.
