Donoughmore, Cork €295,000-plus

Size: 241 sq m (2,600 sq ft)

Bedrooms: 4

Bathrooms: 4

BER: B3

The very first viewer of this modern detached house at Pluckanes North in Donoughmore offered a bid of €275,000, just €20,000 shy of the asking price.

John Singleton of Sherry FitzGerald O’Donovan says the interest level is good and that many of the viewers are coming from Cork city, 15 miles away. “

This is an architect-designed 2,600 sq ft property on a site of three quarters of an acre. It has great space for buyers who want to trade up from a semi-d in the suburbs,” he says.

Built in 2007, the house is modern and bright and it’s most striking design feature is a large glazed area at the rear looking out onto an attractive raised bed, lawns and the surrounding countryside. It has a high B3 energy rating - which will appeal to families who want to minimize heating costs.

The main living space is found at the rear in a kitchen/dining/living room (23’ by 26’) with tiled flooring, a stove and a modern wrap-around kitchen incorporating a breakfast bar. Here too are patio doors and huge, almost full-length windows which offer nice views of the garden.

At the front of the property there is a spacious living room with a raised stone fireplace with an insert stove and a timber mantelpiece. Other ground floor accommodation includes a utility room, a guest WC, a bathroom and two timber floored bedrooms with fitted wardrobes.

The first floor has an open plan landing area, used as study, which has two large Velux windows and the best views in the house. There are also two large double bedrooms with timber flooring, en suite shower rooms and dressing rooms.

Accessed by a graveled driveway, the house has extensive lawns as well as a nicely planted raised gravel bed and a raised patio with a seating area and a trellis.

Located within six miles of Blarney and two from Grenagh, the property is also within commuting distance of Mallow, which is around 11 miles away.

VERDICT: Offers lots of creature comforts to city dwellers who want to escape to the country.
