Trading up: Blackrock, Cork, €695,000

The last house to come on sale in the development, No 54, sold in December for €738,000, substantially in excess of its guide of €650,000.

Thus the omens are good for No 33, the only Lindville house to hit the open market so far this year and which has just come on with a guide of €695,000.

Selling agent Tim Sullivan says he’s already seen an a huge level of interest in the property and won’t be surprised if it goes over €700,000.

Described as a very well maintained house with a high spec finish, this is a five-bed house offering almost 2,600 sq ft of living space over three floors.

Downstairs there’s a timber floored sitting room with a bay window and a marble fireplace as well as a large kitchen/ breakfast room with white units. There’s also a WC, a study, a utility room and a lounge with a cast iron fireplace.

The first floor has three bedrooms. The original plans were for four but the owners changed them in order to add a second en suite and a dressing room. The house has two more bedrooms and a bathroom on the second floor.

VERDICT: Ever-popular development.
