Kilkenny home is charming from pillar to post

Piltown, Co Kilkenny Price: €340,000

Size: 164 sq m (1,765 sq ft)

Bedrooms: 3

Bathrooms: 2

BER: Exempt

Best feature: Plenty of charm

The Old Post Office in Piltown is an attractive Edwardian building in the pretty Kilkenny village.

Built in 1900, it hasn’t provided postal services for over 20 years but has kept the name, the traditional shop front and blue letter slot on the front wall.

Sympathetically upgraded and refurbished by its owners 15 years ago, it’s charming and old world and has walled gardens with a courtyard and an organic vegetable plot.

Selling agents Ennis Gough say the Old Post Office is well located on the main street and zoned for either residential or commercial use.

Quoting a guide of €340,000, auctioneer David Ennis says the 1,765 sq ft period property is certain to attract the interest of UK buyers.

The vendors are a retired couple with an interest in antiques and art and the décor reflects this.

Beyond the traditional shop front, the post office space has been turned into a spacious reception room with bookcases.

To the rear there’s a drawing room with a fireplace, ceiling coving and a chandelier-style light fitting as well as a dining room with wainscoting, tiled flooring and a Stanley range.

In a single-storey extension at the rear there’s long room brightened by Velux windows, which has a lounge area, a dining area and a small kitchen with cream units and a Belfast sink. There’s also a guest WC and bathroom.

Upstairs in the main house are three bedrooms, one single and two double.

The largest bedroom is charming with original fireplace, ceiling coving, picture rails and varnished floorboards.

Fitted with double-glazed timber sash windows, the house has oil fired central heating. It’s a listed building which is BER exempt.

Off the courtyard at the back is a small detached property, used as an office, which has a bedroom, a bathroom, a living room and a small kitchen.

Set on almost a third of an acre, the Old Post Office has gardens with lawns, seating areas, mature trees, high hedges and a small green house

Verdict: Full of character and charm
