Up for sale with a guide of €220,000, this substantial, well located but unfinished Killarney property has been generating a lot of interest.

Selling agent DNG Ted Healy says that within days of going on the market the 7,750 sq ft property at 2 Ardagh, Loreto Road received offers of in excess of its guide.

Built at the height of the boom it’s part of a gated development of eight one-off houses. “Ardagh is regarded as a highly exclusive residential development, a sort of millionaires’ row in Killarney – No 3 sold for €1.475 million in 2012 and No 7 for €1.14 million in 2013,” notes Mr Healy.

A very contemporary house with a high level of glazing, it’s currently a shell with concrete slab flooring and concrete stairs which needs finishing, fixtures and fitting.

The electrics and some of the plumbing has been done - but the house and the overgrown neglected site around it need major work. Mr Healy reckons that it will probably require €500,000 to turn No 2 Ardagh into the magnificent property it was meant to be.

Mr Healy says the interest “has been phenomenal. We’ve had calls from the UK, the US and the Middle East – we expect to sell within two or three weeks, well above the asking price”.

VERDICT: requires money and work but it could be fabulous.
