This three-bed house isn’t yet 10 years old, but already it’s just had a no-expenses spared renovation, with a brand-new, top brands feel to everything, and silk carpets down on the floor. It must be something to do with trying to keep up with the neighbours along the way?
In terms of Cork suburban locations, this is up there with the best of them, on Maryborough Hill, within an easy walk of Douglas village. But, it goes one better than that: its address is actually Douglas House, with a capital ‘H’, albeit it’s No 5 Douglas House.
It’s one of a handful of townhouses, with a larger number of quality apartments, built here in the wooded grounds of the original Georgian Douglas House.
First, six large one-off homes were built on the hilly approach to Douglas House, with one (site only), at the entrance, selling for €725,000 to none other than former Irish and Munster rugby out-half and now France-based rugby coach and pundit, Ronan O’Gara, who then built a large family home here on his three-quarters of an acre.
All six in this row have now-extraordinarily lush landscaping, and private entrances, with views over the Paddocks development, Douglas village and, beyond, to the city itself.
Developer Declan O’Mahony of Bride View Developments bought the actual Douglas House, sold by the Horgan family of livestock repute, converting it into a small handful of luxury apartments (at individual prices of up to €690,000) all overlooking pergolas and fountains.
Then, he ringed it with some townhouses and several blocks of modern apartments in what he quite fairly billed as a flagship scheme. Design was by Donal O’Donovan Engineers, and it’s all bedded down among quite extravagant hard and soft landscaping by plantsman and designer Cameron Kiernan.
“It’s probably the best finished and best-kept scheme in Cork, there’s little or nothing to touch it for quality, location and style,” enthuses auctioneer Brian Olden of Cohalan Downing, as he brings No 5 Douglas House to market guiding €295,000, fully furnished, including the telly.
The townhouses were the first to sell back in 2005, and apartments sold from €330,000 for one-beds to €440,000 for 1,170 sq ft units.
Mr Olden describes the finish of this three-bed townhouse at No 5 as ‘five-star,’ pointing to marble and silk floor finishes, some underfloor heating, kitchen appliances like Smeg, set into bespoke painted solid wood units, with white marble tops and marble breakfast bar counter.
Much of the furniture was made specially for this house, it fits a lot in, and that’s a neat trick as it really isn’t a very large house; it has just over 750 sq ft, but every foot is well-thought out.
There’s a raised fireplace in the double aspect 16’ by 10 living room, across a hall is a cooly-sophisticated marble floored kitchen/dining room, and there’s understairs storage/utility, with clear glass balusters on the carpeted stairs, under hardwood handrails.
Upstairs, one of the three plushly-carpeted (did we mention it’s silk?) bedrooms is en suite, with a power shower, and all have bespoke storage units.
Viewings have started in recent days, and it’s proving very impressive, adds Brian Olden, showing it to single buyers, traders-down, and to the odd investor also.
Though he doesn’t divulge a figure, it’s evident that the vendor has spent many tens of thousands of euros to present No 5 as an exemplar, beyond showhouse standards for sure after its virtually total refit and refinishing.
It’s not really a family home, as there’s little or no private outdoor space: what’s there is communal, and extremely well-organised and kept, whilst there’s designated parking for No 5’s next owners, inside the complex’s electronic access gates.
