Trading up: South Douglas Road, Cork €330,000

Location and shortage of supply will bolster bids at Coppeen, on Cork’s South Douglas Road: it’s already gone over its €330,000 asking price, and that’s not surprising given recent bidding on another, smaller semi-d nearby.

Agents Niamh Moloney and Ann O’Mahony of Sherry FitzGerald launched this 1,460 sq ft four-bed last week, with 40 people through on two open viewings.

A month earlier, they had more than 60 through a nearby 1,000 sq ft semi-d in a cul de sac off Rathmore Lawn, 100 metres from Coppeen.

That other house, called Thistle Dún, launched at €325,000,and has gone ‘sale agreed’ at over €400,000, with interest driven by its huge back garden.

Coppeen is on shorter gardens, but is a bigger house, with an extra/fourth bedroom, and has had more work done to it: it’s been underpinned, has an upgraded central heating system, with insulation pumped into the cavities, and has been very well maintained, says Ms Moloney.

Location is directly opposite the entrance to Rosebank Estate, by a Centra and Lexus/Toyota dealership, and it has a private walled-in south facing back garden.

It has two interlinked reception rooms, bright kitchen to the back and an integrated garage, part-used as a utility, three of its four bedrooms are doubles, and the main bathroom has recently been upgraded.

VERDICT: Copped-on bidders are already out of the traps for Coppeen.
