HAPPY childhood memories at the seaside in Kilkee are some of the reasons that many Limerick people buy holiday homes in the West Clare town.

Those who succumbed to the temptation to do so in the past have included the late, great Richard Harris who in the 1970s owned a property in the town’s West End, a popular residential location since Kilkee became a holiday resort in the 1820s.

Several of the Victorian houses in the area have been bought and expensively renovated as holiday homes over the years.

Waters Edge, new to the market with Sherry FitzGerald McMahon is an option for a buyer looking for something spacious with all the work done.

Currently in use as a B & B, this is a seven-bedroom house with 5,261 sq ft of space, which has been thoroughly upgraded and turned into a residence with Victorian charm and style.

The house has high ceilinged rooms with coving and antique fireplaces but the owners have added modern comforts which include high spec high gloss kitchen and en suite bathrooms.

They have also let in the light to a dimly lit Victorian landing with several roof lights.

The owners, a local couple who previously renovated two guesthouses in the area, bought the property in the late 1990s and gave it a complete makeover. They kept the original house style but added five bay windows to make the best possible use of the sea views.

Decorating the rooms in period style, the owners sourced antique fireplaces and stained glass windows as well as reproduction period furniture, replaced the coving and added chandeliers. Unobtrusive modern features include underfloor heating and a surround sound system.

Behind one of the large ground floor bay windows is the room, a 39’ long room which runs the full length of the house — it has timber flooring, a fireplace and views across Kilkee Bay. Behind the other ground floor bay window is a timber floored dining room, also in period style.

At the rear there’s a utility room, a spacious modern kitchen with burgundy units which has a living area with a stove and there’s also a bathroom and an en suite bedroom.

As expected in a Victorian house the property has a porch, an entrance hallway and a large tiled foyer which serves as a reception area. A white oak stairsleads to the first floor landing.

Behind each of the three bay windows on the first floor is a spacious bedroom. At the back on this level there is a bedroom and a linen room. Up on the second floor there are two spacious bedrooms which both have front facing windows with sea views.

Close to the road and the sea at the front, Waters Edge has a patio, a lawn and a parking space at the rear. Guiding at €825,000 the property is being sold by Sherry FitzGerald McMahon who say that as a seaside residence it has it all — location, Atlantic views and spacious and attractive accommodation.

Diarmuid McMahon says it could sell as either a holiday home or a guest house but thinks the former is more likely, on recent sales. “Kilkee is hugely popular with Limerick people and many have bought holiday homes here.”

He expects that Waters Edge could appeal to an emigrant buyer with sterling who is looking to either holiday or retire back to Clare, and also feels it’s likely to get good interest from Limerick buyers.
