Back out for a second lap of the sales track, on Friday last, the final day of Cheltenham, came Mosman - a pedigree-quality Cork surburan home that burst out of the traps last autumn, was massively fancied and backed - but that sale fell at the last hurdle. So, now it’s back on the market once more.

This calm, Zen-like and extremely privately-set detached one-off came to market in September with Trish Stokes of Lisney, then guiding €795,000, and was bid very strongly, and swiftly, bid well above €900k and went ‘sale agreed’ within weeks, before the sale ground to a halt.

In front, and to the side, the grounds are finished with thousands of granite sets, with acers, maple, bamboo and fern planting, all floodlit at night for a welcoming effect, behind a wide, sliding electric gate.

VERDICT: the location, half way between Cork city and Douglas is super-sought after and carries a price premium, while Mosman’s unstinting build and specifations (think brands like Hansgrohe, Miele Liebherr, Villeroy and Boch, as well as local leaders like Cygnum, Creggstone and Southwoods) put it back at the front of the field.
