And, the purchaser of this five-bed detached house will be moving upwards in a number of ways too, since the front door is located on the first floor, as is the main living area, including the kitchen.

Built in the early 1980s this 2,408 square foot property is new to the market with Lisney auctioneers who are quoting a guide price of €525,000.

Auctioneer Trish Stokes says the current owners comprehensively renovated it in the last ten years.

Describing it as an attractive, comfortable property she adds that location is also likely to prove a draw , since it’s in an area that’s popular with trade up buyers.

On a site of almost an acre, Glenacre has extensive lawns and gardens, and although February may not be the best time to view it, the garden has some nice features which will be better appreciated come summer, including a stone wishing well, a two-tiered patio, an ornamental seating area and some planted beds.

Access to the property is via a long, shared driveway planted with mature trees and access to the front door is gained by climbing a set of ten steps at the front of the house.

The largest part of the first floor is given over to a spacious open-plan kitchen/dining/living room. Stretching to 25’, this is an L-shaped room which has a kitchen tucked away to the side at one end.

This has walnut-style units, an island unit, integrated appliances as well as a large America fridge freezer and a large cooker with an extractor fan.

Fitted with mosaic tiling on the walls and terracotta tiles on the floor the kitchen also has double doors leading out to a patio at the rear.

The long, oak-floored living/dining area has a big picture window overlooking the garden, ceiling cornicing and a stove.

Other rooms at this level include a sunroom at the side with timber flooring and red brick walls, as well as a utility room, a family bathroom and three bedrooms.

The largest bedroom measures 16’ by 11’ and has fitted robes and an en suite shower room.

At the lower level of the house there are two more bedrooms which share a shower room.

The largest room here is a 25’ long family room which has a marble style fireplace with a mahogany surround. This could be used as a separate living area for kids or teenagers.

Also an L shaped room, it has a small room tucked away at the side which can be used as a study or an office .A buyer who requires additional space could make further use of the integrated garage which measures 18’ by 13’.

This could be fitted out as a gym or games-room, turned into a workroom or used for some type of home enterprise.

The selling agents Lisney say that the privacy of the site and the views from it, will appeal to buyers.

There are nice views of the garden from the house and from the upper part of the garden there are good views of Glanmire, Ms Stokes points out.

Fitted with double glazed windows and oil fired central heating, Glenacre has a C1 energy rating Having lived in Glenacre for over 30 years, the current owners are now contemplating downsizing.

They bought the house in 1984, when it was just one year old at which time it occupied a site of just three quarters of an acre. They felt it needed a full acre and purchased an additional quarter of an acre from the neighbouring farmer.

Ms Stokes says that as well as developing the garden and adding features to it, the owners carried out some reconstruction in the house to create open plan space and in the last decade put in new flooring and kitchen units.

Situated at Lackenroe, the property is approximately one and a half miles from Glounthaune church and village, so is within easy reach of the Jack Lynch Tunnel, the Glounthaune train stop and is within a short drive from the city.

The nearest shop is the supermarket in Glounthaune while the Rising Tide Pub and the local national school are also very accessible.

The popularity of Glounthaune with trade-up buyers can be seen from the fact that two houses in the Cois Cuain estate made €690,000 and €675,000 last August.

VERDICT: Great space, location and garden and the inverted floor plan makes it interesting.
