Also at ground level is a lounge/TV room with high ceiling, fireplace and patio doors, a utility, guest WC and bedroom number four.

Overhead, meanwhile, are three more bedrooms, one of them en suite and there are views to be had over the inner harbour from elevated No 4 Avondale.

VERDICT: A bit of spring colour in the gardens, and some lightening of timbers inside plus a change of some flooring, would give a fresh feel to this decent dormer offer.
