Corner warehouse in bustling east Cork business park already over the offer at €165,000

One unit down, one smaller one to go in East Cork’s jostling business parks this week with Lisney.

They bring a corner warehouse unit up for sale this week, Unit 18D at the Euro Business Park (pictured), guiding €150,000 and have it under swift offer for its 3,260 sq ft of space.

It’s already gone over the asking, to €165,000 with end-user interest to the fore so far. Current bids value it at c €50 per square foot.

It comes just as a sale is agreed on another Little Island unit, three times larger, for almost €400,000, or c €40psf on Harbour View House, in the Harbour Point Business Park, Little Island.

It went to market in the run up to summer, guiding €350,000 and has 9,874 sq ft, of which about 50% is offices. It was built in 2009, and has current short-term tenants, with up to 12 small offices within.

A detached building in the development facing Cork harbour (with Value Centre Cash and Carry, Easy Living Furniture and Forklift Services and Handling Equipment as neighbours) it’s on a site of 0.67 acres and according to Lisney’s Edward Hanafin is now being purchased by an owner-occupier.

“There was strong interest in the property and a number of bidders,” he observes, adding “the industrial market is now returning to normality, with more owner-occupier interest to the fore than investor inquiries.

New to the market this week with Mr Hanafin is a corner warehouse/light industrial offert, unit 18D, which he says is well-located in Euro Business Park, on the eastern side of the main estate road. It has been vacated by Heatmerchants, who also trade out of Curragh Road, Cork city.

Neighbours include a NCT centre, DB Schenker, Kenzie Cleaning, and An Post. It’s offered with vacant possession.
