Cappoquin, Waterford €300,000-plus

There’s been a price drop on a handy house and small West Waterford farm holding with stables and 15 acres after a deal agreed fell through in recent weeks.

Cappoquin, Waterford €300,000-plus

Now, offers over €300,000 could pick up this Carrigeen, Cappoquin two-storey farmhouse, with yard and fine pasture, all in good overall order.

Selling agent is Michael Morrissey of DNG Morrissey in Dungarvan, and having brought the price down from €350k to €320,000 he’s open to offers around that for his keen vendor, he adds.

This Carrigeen offer is just a kilometre to the east of Cappoquin where the River Blackwater river turns south towards Youghal, and has lovely leafy gardens, a long approach avenue with road frontage, and is a good lifestyle purchase (tillage, grazing or horses, or a mix of the three?), all six kilometres from Lismore and 15 minutes by car from the Cork-Waterford N25.

The house itself is a smartly presented traditional home with oil heating and wood-burning stove in one of the reception rooms. It has distinctive brick window reveals, a front porch also in brick, and a large rear, single storey extension, looking over the courtyard and its six stables, plus there’s a hay shed.

VERDICT: Don’t spare the horses.
