One, just shy of an acre, has planning for seven, two-storey houses and is priced at €190,000 by Trish Stokes, of Lisney, and the other, whose planning for 44 apartments has lapsed, has attractive water-frontage.
This latter site, at Bailick Road, Midleton, in Cork harbour, adjoins several finished, comparable schemes built a decade or more ago, and has a €175,000 price, via DTZ.
The site, of 0.75 of an acre, is at Commissioner’s Quay, close to developments where recent apartment sales have ranged from €70,000 to €110,000, with houses selling for higher again, closer to €250,000.
The site is largely cleared, but with one small derelict building, with road and water-frontage to the Owenacurra estuary: it’s within a walk of Midleton and is mostly level, and regular in shape, says surveyor, Eoin Ryan, of DTZ, who is acting for receiver Jim Stafford, of Friel Stafford.
Nearby completed developments include Charleston Wharf, Charleston Quay and Wood Quay and water views are incentives to residents, adds Mr Ryan. Zoning is ‘existing built-up area’ and the lapsed grant shows a positive planning history, with 44 apartments allowed in two blocks, with 39 basement parking spaces.
“It should appeal to developers, local builders and also, possibly, private purchasers seeking a scenic residential site in the Midleton area,” states Mr Ryan.
Meanwhile, also with access to the Bailick Road, via a 60-metre avenue, is the Lisney offer of a site of 0.94 of an acre, backing onto the large Cherrywood development, with a mix of housing.
Lisney’s Trish Stokes say there’s planning for seven two-storey to three-storey houses, and she describes it as a ready-to-go site.
Midleton, a market town 22kms east of Cork City, along the N25, is the largest dormitory town in the eastern quadrant of the greater metropolitan Cork area, with local employment base and bus and rail links.
