Ah-factor in lovely Grenagh, just 15 minutes from Cork suburbs

Grenagh, Cork €450,000

Sq m 288 (3,100 sq ft)

Bedrooms: 5

Bathrooms: 4

BER Rating: B3

Best Feature: Quality home

Built less than 10 years ago, and listed now for sale this month with Niamh Moloney of Sherry FitzGerald as its owners are prepared to trade down, she says the best of everything went into its build and finishes. As a result, she seeks offers at €450,000, and says with over 3,100 sq ft, there’s value at that.

At Ballyvaloon, Grenagh, it is a short drive off the N20 Cork-Mallow Road, and while Blackpool’s a quarter hour in the car away, Grenagh has schools, shops, bars and services for day-to-day necessities.

Kenby’s a big and bright dormer home, with two ground level bedrooms, one of them en suite, and overhead are three more bedrooms, one quite large at 18’ by 16’, with large corner shower in the en suite, and walk-in robes.

Flooring upstairs is solid oak, lighting is recessed and the main family bathroom has a double-ended free-standing bath, with claw feet. The stairs was also done in solid oak and made by Design Warehouse, while at ground level the floors are a mix of oak, other hardwoods and porcelain tiling. Other timbers cropping up include rosewood in the utility, and cherrywood in the kitchen units, made by Ballincollig -based StyleCraft. The kitchen also features granite worktops, a Waterford Stanley range with double oven, and seven burner hob.

Linked to the kitchen/dining room is a sun room with Veluxes overhead, and separately, there are two reception rooms to the front of the house, the larger one with stove, while the slightly smaller one (16’ by 13) has a double aspect, and a pretty hefty ornate marble fireplace with columns and frieze-work. Other features include a detached garage with attic, electric gages, and a biocycle and water well.

VERDICT: High end home in rural setting.
