The Cobh, harbour home Kingswell is steeped in local lore, and boating links, as the town is due to get a new 75-berth marina within the coming year.

A large, over-basement house, Kingswell dates back to the 1850s, and was built for officers in the British navy back when Cobh was called Queenstown, and local legend has it that there’s an identical pair of semis in Dun Laoghaire, south Dublin, dating to the same Victorian era, when that town was called Kingstown.

Cobh’s Kingswell is up on the High Road, with panoramic and southerly harbour views, over towards Haulbowline and the Irish naval base, and is guided at €360,000 by estate agent Johanna Murphy.

She says Kingswell’s current owners have been here for 26 years, and adds that back in the 1960s it was - for a period - the local primary school, called Norwood, which subsequently moved to Rushbrooke.

The occupants here did a lot of the heavy work in their tenure, such as re-roofing, and changing the windows, including the many arched-headed ones, with bottom hinged pvc replacements, while inside many internal features have been kept. The lower level has two rooms plus hall, and separate external access and could be done up as a self-contained unit, suggests Ms Murphy. The main, entry level past the fan-lit entrance door has a attractive hall and staircase, back hall with shower room off, two reception rooms, and a kitchen with pine units and tiled floor.

Externally, the sloping grounds include several old outbuildings, and there is dual access, from the High Road and from the Lake Road above.

Most rooms have bright, sunny water views and “at night, the harbour lights up like a jewel box,” enthuses Cobh resident and selling agent Johanna Murphy.
