Trading up: Maryborough, Cork €415,000

There’s plenty of rooms in 4, The Fairways, a detached dormer off Cork’s Maryborough Hill – its 1,700 sq ft manages to fit in five bedrooms, three reception rooms, and a kitchen/dining room, plus utility and guest WC.

The very well-maintained home is on a corner site which gets good light, says estate agent Michael O’Donovan of Savills, who says several recent listings of above-standard homes he’s had in Rochestown and Crosshaven have been bid well above asking prices – in one case, by as much as 25%.

Asking price here at 4 The Fairways, within a hilly walk of Douglas village, is €415,000, so where it ends up will be most interesting to watch as it’s a fairly desireable trading up option.

According to the Savills agent, it’s in the “deceptively spacious” category, with all three reception rooms across the front, and the ground floor also gets to fit in two bedrooms, while overhead are three more bedrooms, two doubles with one en suite, and a main family bathroom, all ranged off a rear landing.

Features include brick facade with bay windows, open sheltering porch, and inside is an oak-floored hall, maple floored 15’ by 12’ living room, and a two-tiered back garden with immaculate lawn, while in front and to the side there’s enough parking on the drive for several cars.

VERDICT: Worth a view.
