Trading up: Church Road, Carrigaline Guide price: €395,000

Open viewings were held last week at 13 The Estuary, in Cork’s Carrigaline — and it’s fair to say it made an excellent impression.

It pays to be have been house proud when it comes to selling a family home: Smart home hunters can tell a place that’s been cared for, over many years, over and above something that’s just been tarted up for sale. No 13 is clearly in the former category.

A dormer home of c 2,000 sq ft, No 13 is guided at €395,000 by Michael Pigott of Sherry FitzGerald O’Donovan Daly, and he says it’s on very well-landscaped grounds, in a setting that’s always been one of Carrigaline most targeted trading-up locations, off the Church Road. Apart from a workshop and shed with power supply, the house itself has great ground floor area, from its 18ft by 13ft living room to kitchen/dining, sun room with dual aspect, study, utility and guest WC, plus guest bedroom. Upstairs has three bedrooms, one en suite, and a main bathroom. The dormer house has an easy to keep exterior, with brick and dash, with pvc double glazing and gas heating.

Mr Pigott says the grounds at No 13 are private, exceptionally well-landscaped andmaintained, and it’s just a short walk to the town, schools and shops.

VERDICT: Carrigaline’s trading up market is very buoyant right now, so No 13’s likely to sell pretty quickly.
