Starter homes: Walk right in to Sallybrook

THERE are long, wedge-shaped sites to the back of a number of homes at Elmgrove in Sallybrook, Glanmire, due to the way the houses are set around a large central green.

The layout means some homes have oversized gardens while other are more pinched. The back of No 26 is the latter, narrowing towards its far end to shed width, bounded by block walls. It might mean a bit of outdoors space compromise for new owners, but it might not matter for those not into growing things outdoors. In any case, the back faces west with views over the Glanmire valley towards Sarsfield Court, so the aspect is favourable for evening sitting out.

A three-bed semi, No 26 carries a €205,000 guide with Frances O’Brien of DNG Murphy Condon who says the setting and aspect is excellent, near to Glanmire and to M8 access points just to the north also. There’s about 1,100sq ft within, with off-street parking and a pleasant front garden.

Inside all is neat and tidy, with front and back reception rooms, the front a decent 16ft deep, and almost 12ft wide. The kitchen’s behind with a ground floor add on pushing past the main back wall, it has a tiled floor, pine units and breakfast area, and linked via an arch is a dining room, or family room with patio access. Both reception rooms have semi-solid oak floors, as does the hall, with guest WC off.

Upstairs the main bedroom has an en suite, and the family bathroom then serves the other two bedroom occupants. No 26 has an alarm, double glazing and gas central heating, with the main living room fireplace piped for gas.
