Trading up: Castlejane, Glanmire €325,000

Trading-up house activity is picking up once more, with banks now facilitating existing home owners with tracker mortgages, and even if they are in negative equity many are now being facilitated to carry debt with them in a move.

So says estate agent Garry O’Donnell of ERA Downey McCarthy, after a few open viewing sessions (and a YouTube posting — clever), at the spotless, 1,770 sq ft detached trading-up home at 17, The Avenue, in Cork’s Castlejane Woods.

He had this Glanmire house up for sale last year, and it was sale agreed at €320,000, but after months trundling along, the sale collapsed.

He says he expects the same sort of €325,000 price to be secured for No 17, now that it’s a summer sale, in a rising market.

It has a lovely south-facing back garden and cobble-lock patio, with stepped garden, mature boundaries and lots of colourful planting. And, despite being in a development, thanks to the hilly setting there are countryside views. Inside, are three reception rooms, a sun room with Indian slate floor and part-glazed, part wood-panelled roof, utility, study and kitchen/dining with timber units. One of the four overhead bedrooms is en-suite.

VERDICT: Showing very well this second time around.
