Trading up: Bishopstown, Cork €347,000

It seems to be a few years since the last family home sold in Cork’s Chestnut Meadows, so there’ll be interest now in the arrival of No 16 to the market.

It’s a four-bed with just over 1,400 sq ft, close to Bishopstown Tennis Club’s playing courts, on the western fringes of the suburbs near CIT.

Estate agent Conor Smith of Casey and Kingston guides No 16 at €347,000, and says it’s very well-maintained, in a very accessible location.

The most recent sale here was of No 23, back in 2011, which went to market guiding €365,000 and which subsequently sold for €330,000.

Now, in a well-improved market, No 16 should be making close to, or even surpassing, its guide.

The part-brick, part-dash home has a linked sitting room and dining room, kitchen/breakfast room with Chinese slate floor, utility with similar slate floor, and a ground floor WC.

Overhead are four bedrooms with one en suite, and main family bathroom.

The east-west site has old, high limestone walls to the side and rear, with crazy-paved patio and compact lawn, and there’s off-street parking to the front and a green stretch across the road, and tennis courts beyond.

VERDICT: Popular development of four-bed detached, and a good trading up location.
