Trading up: Curraheen Road, Cork €365,000
It has been 10 years since Jalna last came to Cork’s western suburban property market, on a decent half-acre site. In 2004, it was guided at €635,000, with development potential bruited about for it; now, in 2014, the figure attached is €365,000 — or €1,000 for every day of the year.
Selling agent for the bungalow on a half acre, and with two access points, is Johnny O’Flynn of Sherry FitzGerald, who says the grey-brick bungalow home is well-presented.
It is, nonetheless, dated decoratively so any aspiring traders-up will want to at least budget for that; back 10 years ago, replacement, development or a second house site on the grounds might at the least have been considered, especially given the secondary access from Ashgrove Park to the back.
The grounds include a detached garage, and the location is excellent, within a walk of CUH, the CIT and Wilton Shopping Centre. Just across the Curraheen Road a recent sale saw the five-bed, attractive farmhouse style home The Hedges sell prior to Christmas for €405,000.
Too good to knock, but not quite good enough now for its site, it will improve with a bit of imagination or architectural ingenuity.
