THERE’S been quite a price variation at the handful of the villa/cottage-like houses at Beechwood, on Cork’s Douglas Road, just east of St Finbarr’s Hospital.

Before the boom, when Fleming Construction were fast-growing, one of these houses was bought for nearly €1m, planned for demolition with another adjoining house, to open up main-road access to the Nemo Rangers GAA site for 100 new homes to be built. Planners denied demolition, and the terrace was preserved.

Since, there’s been a few Beechwood sales: in 2012, No 3 made €250,000 and No 2 sold for much less — €110,000 — to a brave buyer who rebuilt, a top-to-toe renovation. That move repaid the courage, job done, a fine house.

Now, No 4 Beechwood comes to market, also needing modernising, and priced at €260,000 by Niall Cahalane, of Cahalane Skuse.

It’s better than No 2 had been, but smaller than No 3, which had been extended, and has two reception rooms, kitchen, three bedrooms and a bathroom upstairs.

Key features are location, and rear access off a back lane, with garage and a south-west rear aspect.

VERDICT: Will be lovely — once more into the Beechwood.
