Starter homes: Glasheen, Cork City €207,000

A FEW years ago, this house at 16 Glendale Road in Cork City’s Glasheen would have been snapped up by investors, and that breed is only slowly making a return to the market after a significant absence.

It means that private buyers today will get more of a look in in its possible purchase, but the word in the marketplace is that some are venturing back, lured by low purchase prices with a rise in values now becoming evident in micro-markets. And, rents are holding up, or going up: the latest Daft quarterly reports showed a 3% rise in residential rents in Cork, with rents averaging €830 per month across all house types.

Key to the attractions of No 16 Glendale are its location near UCC, the Bons, Wilton and CUH, as well as being within walking distance of the city centre, and of course its size.

It has a garage conversion, so now there’s about 1,200 sq ft here, and this gives scope for one or two ground level bedrooms, added to the three standard rooms upstairs to make for four or five bedrooms.

That max of five will attract the interest of landlords , while it will also give good space for families. Singles or couples buying might also look at the possibility of renting a room or two during college terms.

No 16 carries an asking price of €207,000 via agent Jeremy Murphy Associates, who says it’s in good condition with a wide selling appeal.

VERDICT: Lots of bedrooms for the money.
