A mixed sale, this property is going to appeal to both good-lifers and investors, because it offers good quality living accommodation attached to 42 acres which has been fully planted since 2004, bar two acres around the house.

Qualifying buyers can earn forestry premiums, and there’s been considerable interest already, says Jim O’Brien of CCM Property Network, who gives a guide price of €3,000 to €4,000 for the forestry land.

This bears out a general consensus that interest in forestry is bullish.

The main house is a ‘doll’s house’ he says, in very good condition with four bedrooms, good living space, and attractive kitchen and flower gardens around the house. It also has a good courtyard to the rear, which could be very useful for commercial/hobby purposes, says O’Brien, and included are a lofted outhouse and other outhouses.

For sale by private treaty, it can be offered in the entire or in two lots. Lot one (the house and two acres) is guide priced at €180,000; and the remainder of the forestry is being sold in another lot.

The property is located 12 miles from Macroom and six miles from Dunmanway. ¦ For sale with the same agent is a block of grazing land at Currahaly, Farran, Co Cork, just off the main Cork-Killarney road.

Laid out in one block and bounded by a stream in part, the land is located on a country road (the approach to Kilcrea Abbey). It is level valley land.

Laid out in two fields, this land at Currahaly has limited road frontage, and the access is via a gateway; that said, this is good quality grassland, and would make a good addition for a dairy or drystock farmer.

The guide price is in the region of €10,000 per acre.
