Just over a month on the market and a residential farm in Ballingeary, Co Cork, has been sold for a sum above its most optimistic guide price.

The farm, at Gorteenakillsa, Ballingeary, Co Cork, went to final offers last week and was sold in a total of four lots to local bidders. It made €460,500 — ahead of its €400,000 to €450,000 guide price for the quality, modern residence and 64.55 acres of what’s been described as good quality land by auctioneer, Killian Lynch.

The farmhouse is a modern, stone-built building with 1,750 square feet of space and separate garage, and was offered as a purely domestic sale. He says the property wasn’t on the market a week when he had the first bid and the results of this sale only underline strong local demand for land.

*Lynch is now launching a brand new farm property to his list at Ballyverane, Macroom, on the north side of the Co Cork town and is seeking offers of between €750,000 to €800,000 for this executor’s sale.

The property includes an old single storey residence, some old stone outhouses in good condition and a modern slatted unit of 15m by 8m.

The land is all in one block and is choice land for the area, says Killian Lynch, with a little waste and a layout that’s easily managed.

There’s already interest, he says, because land sales in the neighbourhood are so rare and also because the quality is there in the grassland. The property is being sold in the entire and the agent is open to offers.

*Meanwhile, Killian Lynch has adjusted the lots on offer in a 144-acre farm at Ballyvourney, Co Cork, which includes a stunning main residence as part of the sale.

In response to viewings thus far, the property at Derrynasaggart, Ballyvourney, is now on sale in two lots. The first is the house and, as featured on these pages before, it wouldn’t look out of place in a glossy magazine.

Running to 3,000 square feet and with a high, B1 BER rating and including a stunning, double height conservatory, it’s now offered with a total of 20 acres at €400,000 — an adjustment on the original asking price of €350,000 for the house and six acres.

The remaining 123 acres of land, which comprised grazing ground and about 55 acres of good hill land that’s suitable for sheep as well as a range of farm buildings, is on offer at €225,000. The new lots will really open up the sale, says Lynch, who adds that the farm is a good grazing operation and includes a good shed of 64’ by 40’.

The new total for both lots is in the region of €575,000, down from a strong overall guide of €750,000. The property is located 1.5 miles west of Ballyvourney village and is close to schools, shops and good local amenities.

Killian Lynch has also recently sold a 15-acre holding at Coppeen, Co Cork to a local buyer for a sum in the region of €70,000.
