Everything’s in Place at Belmont, so maybe this could be your No 1

Expect a throng of viewers and a burst of interest in No 1, Belmont Place — because it deserves it.

New to market as an executor sale, it’s a surprisingly good-order early 1900s terraced home, just beyond St Finbarr’s Hospital on the Douglas Road, handily graced by a 250’ long back garden, narrow as a ribbon, but getting all day sun.

If it was an allotment, it would feed an extended family, in-laws and outlaws too.

Three storeys tall, with a low ceilinged attic room full width of the house it has about 1,400 sq ft of highly usable space, with a perfect pitch and southerly rear aspect.

It’s begging out for new occupants who’ll bring it to a slightly higher level of comfort; the good news is, it won’t swallow money to get there. Agent Tim Sullivan prices the three bed fairly at €215,000; the last couple of houses in the adjacent long rows of short terraces (heights and features change) each sold for about €250,000, needing doing up.

Those last few sales were probably of slightly larger houses, and No 1 Belmont Place has a sunny, long rear single storey kitchen off the back reception room. This faces across a sun-trap yard to a ground floor wet-room with shower, and bridging the two wings with glass would be a simple expedient.

Joining the two reception rooms might be on the cards too, as the wall’s not solid.

VERDICT: Only downsides are on-street parking and ground floor loo.
