Location is opposite Wainsfort on Cork’s Rochestown Road, 500 metres past the Rochestown Park Hotel; Douglas village is an easy walk, and the city’s ring-road roundabout by the Rochestown church is also near to hand, so accessibility is as prime as the location, says selling agent Stephen Clarke of REA O’Donoghue & Clarke.

He seeks offers around €550,000 for the big family home, which in recent ownership has been used in part for medical treatment rooms at ground level, but has still a domestic feel.

Two of its five bedrooms are en suite, and downstairs (with spilt levels) has some large rooms, with porcelain tile and timber floors, while the kitchen has granite tops, and links to a sunny dining spot.

VERDICT: It’s big, and well set; though it needs a bit of altering back to private domestic use downstairs, this leaves scope for its next owners’ input.

Ballincollig, Co Cork €480,000

Detached, with four bedrooms and on a good and tended site with southerly rear aspect, No 27 Fernwalk’s good to go as is, or can extend to meet growing needs

A 1,500 sq ft house in the Greenfields development just west of Ballincollig in Cork and off the bypass road for easy accessibility, No 27’s got a good balance of rooms right now, plus an en suite master bedroom: But given the site’s attributes, new owners might be tempted to extend to either side or the back, as all options are here, with a garage currently to right, and a glasshouse off to the back on the left.

Agent Andrea Whelan of Sherry FitzGerald guides No 27 at €480,000 and says that the site’s very private, as pristine outside as it is inside. Its main living room is a front to back living/dining space, some 27’ deep and almost 11’ wide with a fireplace to the front, and sliding patio door to the rear. The 15’ by 10’ kitchen/breakfast room is also across the back with bright garden views, and oak units, while there’s also a utility and guest WC. Upstairs. the master bed is en suite, and has built- in wardrobes, and the other three bedrooms are modest doubles.

VERDICT: The site, aspect and gardens may be the clinchers in the sale of No 27.

Belgooly, Co Cork €149,000

Handily set between Cork city and Kinsale and the coastline, Belgooly’s a village that has grown in size, and stature, in recent years.

While nearby Riverstick got a swathe of new commercial space in the past decade, Belgooly’s growth was more residential, and has a strong appeal to those who love its coastline proximity, as well as its ease of access to the city and Airport Business Park.

Now selling is No 134 The Meadows, a mid-terraced home just off the Cork-Kinsale road, and agent Jeremy Murphy guides it at an accessible €149,000, saying it will have an appeal to lifestyle relocators among other buyers.

The house has a part-stone and render facade, with off-street parking, and is in very good overall order, having been owner occupied, says Mr Murphy. It has quality timbers used in doors and floors (oak, mostly) as well as in the kitchen, where units are in elm.

Rooms off the hall are a bay-windowed living room, with kitchen/dining behind in an open-plan setting, plus utility and guest WC.

One of its three bedrooms is en suite, so there’s three bathrooms in all, and there’s an enclosed back garden, with shed.

VERDICT: Kinsale catchment, and of interest to a range of buyers at the price.

Spanish Point, Co Clare €345,000

Appearances deceive, in the case of this updated 1900s bungalow/cottage called Atlantic Lodge, at Spanish Point in Clare.

Surprisingly, it has five bedrooms in the modest-seeming dwelling, four of which have en suite bathrooms, and behind is a self-contained two-bed guest unit, ideal for a granny, visitors or even paying guests. As agent Danielle Kavanagh of Sherry FitzGerald McMahon says, all options are open here.

The scenic, Atlantic ocean-facing location’s as good as the accommodation on offer, so there’s clearly tourism potential here for those who want to combine a lifestyle and income stream in West Clare. (Spanish Point’s a village near Milltown Malbay with huge summer swells of tourists and holiday makers, as well as seasonal swells of waves for surfers.)

The property Atlantic Lodge is in the heart of Spanish Point, notes Ms Kavanagh, while the Cliffs of Moher and the Burren are also easily reached.

Rooms in Atlantic Lodge include a reception room, dining room, sun room, kitchen and bathroom, plus five bedrooms. In addition to the guest apartment, there’s an insulated and plumbed garage, and the whole lot’s on an acre.
