Tulach Rua launches new phase
It’s just over a year since the launch and Tulach Rua has confounded housing trends by selling a dozen units since its December 2012 launch.
The Courtbrack, Blarney scheme is ticking over nicely for OLOS Developments, so much so that they are now launching a new, six house phase.
Generally, these larger-than-average homes are working out at slightly over €100 per square foot fully finished — and as the developers say — you couldn’t build them for that.
By fully finished they mean ‘here’s the key, welcome home’ because the price includes all flooring, tiling, kitchens, bathrooms, carpets, painting — the works.
And when tastes differ, (two homes viewed recently had widely variant layouts and style), Colman O’Leary and Michael O’Sullivan are prepared to offer PC sums.
That means, they’ll give the prime cost of the materials to the purchaser, or will source their particular product for an agreed, extra sum.
In this market, it pays to be flexible, says marketing manager Donal Cronin, and their approach to sales has proved them right.
“The key strategy at Tulach Rua has been providing value for money — simple as that,” he says.
All deposits are bonded, adds Donal Cronin and they operate a policy of ‘buy now — pay on completion’, which means their customers are not exposed to financial risks.
The new phase of development offers one semi-detached four bed unit comprising 1,723 sq ft at €234,950 and four and five bed detached at €274,950 and €304,950 respectively. The four beds are big at 2,265 sq ft, while the five beds are huge at 2,885 sq ft.
Designed by Deady Gahan Architects, the estate is fully finished, (footpaths, gardens, lighting, etc) for the completed units and site sizes are decent.
The builders guarantee that all the infrastructure will be completed too, at handover.
So no living on a building site for buyers.
VERDICT: The site office will be open today from 2pm to 4pm.
