A little love and attention needed
Bring your imagination and a small builder to 8 Balmoral Terrace, a do-er upper of a terraced home on Cork city’s Old Youghal Road, between Collins Barack and Dillons Cross. The century-old 800 sq ft three-bed house has had work done to it, but is a bit of an unfinished project: in it current state, it carries a guide price of €85,000, via agent Mark Gosling of Jeremy Murphy & Associates.
Depending on what a new occupant wants from it, and how it performs in a structural survey, a finishing budget can run from low thousands to several tens of thousand euro, tending towards the latter if it is going to be extended.
As it stands, the house has double glazed windows and gas heating, as well as interconnected ground floor reception room, front and back and each with fireplaces, the kitchen is a galley affair and a fairly recent fit-out, with beech units, and the house’s sole bathroom is also here at ground level.
Overhead, No 8 has three relatively compact bedrooms, two to the front, one to the back. Mr Gosling says it will appeal both to owner occupiers and investors.
VERDICT: Could even be a DIY proposition for someone.
