It’s been on the market for quite a while, but ‘Assumpta’ at 14 St Josephs Park, The Lough, Cork is now under offer at €175,000.

And agent TJ Cronin of Irish and European says that with the rejuvenation in the property market, the house may edge closer to its guide of €200,000.

A semi-detached bungalow that’s just a minute’s walk from The Lough, its main attraction is the large, side and back garden and the fact that it’s not overlooked at the rear. There’s a good, decent site here which would allow an extension and could be done while the main house is upgraded, as it will require a good bit work, says TJ Cronin.

As it stands now it has an entrance hall, sitting room, lounge with cast iron fireplace, kitchen/ dining room with rear extension and door to the back garden.Two of the bedrooms are good doubles and the last is a box room, but with the amount of space around, there’s scope to pull that figure up.

Perhaps its best attribute is the east/west orientation, which means the sun rises in the front and sets in the back, ideal for after school and home-from-work hours in summer.

VERDICT:Great location, sweet little house and lovely gardens — a good surveyor would estimate the overall cost of renovation and options.
