Fine home for the guide price

It’s been vacant for some time but No 43 Hillcrest on the top of Passage West’s Church Hill, (it’s all in the name), is a fine house for the guide price.
Granted, it will need a good overhaul, including upping the insulation level, but the bones are there for a fine home.
And No 43 is already under offer at €160,000, says Michael Piggott of Sherry FitzGerald Donovan Daly. He describes Hillcrest as a small development and says it’s nice, quiet and mature. Local amenities are good and the views from this harbourside hill are spectacular. The house is only a few minutes from Rochestown and Douglas and the South Ring Road, adds Piggott, and is easily accessible.
With a good, west-facing garden and mature boundary the house offers a good range of rooms. The ground floor includes a 15’ by 12’ living room with quality, granite fireplace and a 17’ by 10’ kitchen-dining room with a bank of units and separate utility room. Best of all, it has a good conservatory projecting into the garden.
Three of its five bedrooms are on the ground floor, including one en suite room.
VERDICT: A good buy at the money, but will need a few bob more. Good south Cork location too.
