Get in the fast lane for Wilton

Spacious suburban home will benefit from new flyovers, ensuring end of traffic bottlenecks, says Tommy Barker

Get in the fast lane for Wilton

IT’S all change right now in the Wilton heartland as roadworks on the new, badly-needed flyover over the pivotal roundabout pick up a gear for the year ahead.

The good news for motorists, and Wilton residents? The two N25 flyovers are due to be operational by July.

Motorists soon will whizz and soar past this Wilton junction, and it’s also going to bring considerable relief to the Wilton/CUH catchment too as other traffic routes should flow more smoothy with the roundabout bottleneck removed.

Likely to benefit from such reliefs will be the residents of Elm Park, a few hundred yards away off Sarsfield Road, where one of the area’s largest family homes has just come to market.

Auctioneer Johnny O’Flynn of Sherry FitzGerald guides 5, Clifton, Elm Park at € 250,000, and that’s for an extended five-bed home, with 1,615 sq ft in all thanks to its extra bits.

In good, homely order inside and out, it’s a sort of detached house, yet it isn’t: these homes are attached to neighbours by their garages, so you get most of the privacy and quietness of a detached in the main core, yet have some boundary walls and, of course, restricted front-to-back garden access as a result.

However, No 5 has a back wall rear access to its walled-in garden, and now this private space has some lawn, patio and a timber shed for storage, adding to the overall utility of the spot, in a cul de sac setting.

Internally, this family home has a warm feel, a front living room with fireplace, kitchen/family room opening to a family room, and there’s also a rear sun room off the kitchen, via double doors.

The decent ground floor plan also allows for a study/bed 5, WC, shower room and utility.

Overhead are four bedrooms, plus a bathroom.

VERDICT: Perfect for Wilton families who want more space than in a three-bed semi, without having to leave Wilton’s amenities.
