Show up quick for eight late offerings
OPEN showhouse viewings of a remaining eight houses, six semis and two detacheds, take place this afternoon in the 39-house development Greenvale. The scheme is off the Cork-Limerick road at Newtowpothouse, a hamlet you’ll have driven through as quickly on the N20 as it takes to read its roadside nameplate.
Newtwopothouse is just a few miles north of Mallow, and the setting will be familiar to many as the location of the former Maudie Macs roadhouse.
Maudie Macs was bought a number of years ago by hotel owners/developers, with plans secured for a replacement hotel.
The stand-alone house element, Greenvale, forged ahead, meanwhile, and went up for sale in 2005, with semis priced from €240,000, with sales prices rising a year later to about €260,000 a pop.
Now, eight unsold homes are offered from €115,000 (but needing some finishing) via agent John Singleton of Sherry FitzGerald O’Donovan.
The whole estate is and has been well-maintained, he points out and the unsold stock is now being offered for sale with a so-called ‘builder’s finish’. This means buyers will have to spend more on things like kitchen, flooring etc before being able to move in. Depending on the quality of items selected, new owners could be budgeting for €10,000 to €20,000 further spending.
Prices quoted are €115,000 for the three-bed semis of 1,100 sq ft, with one en suite bedroom (comparable second-hand three-bed semis in Mallow average about €130,000, says Mr Singleton) and €160,000 for the four-bed detached houses of 1,500 sq ft.
There’s a showhouse to give an idea of how these houses finish out, he added, and he’s on site this afternoon, or to show by appointment.
