Latest batch of Hill Farm homes hit the market

THERE’S another stage in train at Hill Farm, a scheme of large, detached Edwardian-style homes on Cork Model Farm Road, and which has progressed in fits and starts.

Work started on the first of 24 houses about a decade ago, and ever since they’ve sold in batches. Now, there’s the final six coming to market of the initial 24, one’s just sold, and the other five are guided at €550,000 by Sam Kingston of Casey and Kingston auctioneers.

Location is at the western end of the Model Farm Road, near Nangles nurseries and the start of the Killumney road, a couple of miles from Dennehys Cross.

Work started on this latest batch of six nearly two years ago, via developers Anabole, and they’re just recently completed to second-fix level, with PC sums available for choice of tiles, fireplaces etc.

At €550,000, Mr Kingston says they’re keenly priced, with very little other large trading-up stock in the current market, and none in as good a location, near settled small schemes like Oaklee, Hilton and Hillsboro.

The houses, facing west, have five bedrooms, with two en suite bathrooms, and four of the five are doubles in size. In addition, attics are floored, with pull-down stairs, and provide a further 500 sq ft of space or storage, on top of the current 2,300 sq ft.

Ground floor layout sees three large rooms, each practically running front to back, and ranging in depth from 24’ to 28’, by about 11’ wide. The kitchen/dining room is central, off the hall, with a family room and utility, and across the hall is a drawing room with double doors to a conservatory.

Houses have gas-powered underfloor heating, high ceilings, and central Vacuflow. There is a portion of the Hill Farm site kept for further development, and currently the 24 completed homes form three sides of a square.

VERDICT: Near CIT, UCC, hospitals, western suburbs and Ballincollig, the location is even aided by proximity to the south ring road.
