Room for extension in Westgrove

Three-bed home in Donnybrook should appeal to first-time buyers, Tommy Barker reports

Room for extension in Westgrove

A sensible price pitch at €230,000 should spark interest in the detached modern home 20, The Lawn, in Westgrove, in Cork’s suburban Donnybrook.

At this level it’s within the reach of a good cohort of first-time buyers who are under a bit of a time deadline to avail of dwindling mortgage interest reliefs, and at the €230,000 mark it’s not everywhere you’d get a three-bed detached on a south-west set site plenty big enough for future expansion.

That extension scope is one of the trump cards played by selling agent Jeremy Murphy in the case of No 20, within a few minutes’ drive of Douglas village, and as it stands, there’s around 1,100 sq ft — not too scanty. ā€œOthers here have added two-storey extensions to their three beds, making for very decent detached four-beds, so there’s a build-on option for a first-time buyer who won’t have to move again in a hurry,ā€ says Mr Murphy.

Accommodation includes three beds with one en suite, an 18’ by 13’ living room, lounge/dining room, kitchen, utility and guest WC.

VERDICT: There’s not too many affordable three-bed detacheds, and this one is good to grow.
