Basement parking in Tipp town retail yours for €1.3m

An aerial view of the retail and warehouse development scheme in Tipperary

Basement car-parking comes with a Tipperary town retail and warehouse development scheme, close to completion and in receivership. To be sold in lots or as an entire, the scheme can be bought all-in for around €1.3m via Lisney.

The mix on offer, for receiver Michael Cotter of Ernst & Young Lisney and associated with developer Michael Woodlock, is by the N24 Limerick Road on Tipp town’s north western side, near Tesco and Tipperary Town Shopping Centre, with Dunnes Stores as anchor. The mix includes a block of eight retail warehouse units of 87,000 sq ft in options of 7,000 sq ft to c 11,500 sq ft.

Unusually, it has basement as well as surface level parking, while the glazed facade building is finished to shell standard internally, with rear loading facilities. It’s on 3.7 acres, and has a guide as Lot 1 of €900,000.

A second, 0.42 acre site by the N24 roundabout at the entrance to Tipperary Town Shopping Centre has a guide price of €50,000, while nearby is a suggested third lot of 9.16 acres of commercially zoned land.

Guided at €30k an acre is lot 3 comprising approx 9.16 acres, facing onto a proposed N24/Emly Road link road and Lot 4 is 5.18 acres of zoned commercial land, also facing that suggested link and €13,500 per acre is cited for the latter.
