A SERIES of value-driven public auction and private treaty clearances are coming out of the traps with selling agents Downing Commercial and they include five houses, in varying stages of construction on three acres with FPP for 15 dwellings, guiding €70,000.

Other offers include assets of Murphy Construction in Cork, such as the former filling station/garage site near the Silversprings Hotel at Tivoli, Cork, cleared and piled for development of a mixed use four-storey 50,000 sq ft scheme with 18 apartments, and now offered at €450,000.

The 0.65 acre site has 65 metres road frontage to the Lower Glanmire Road. According to John Downing, it’s high profile site on a very busy thoroughfare, suitable for a variety of uses and ideal for a drive thru’ restaurant.

Also on offer is a 0.46 acre site used as a builder’s yard at Glyntown Road, with shed, guiding €120,000, by private treaty and with mixed use/residential scope.

Downing Commercial are also selling unit 4 and 5 at Barryscourt Industrial Estate, Carrigtwohill. Unit 4 has 1,000 sq ft and a guide of €110,000, while unit 15 is similarly sized, and currently leased at €8,388 pa, with €90,000 sought.

Meanwhile, due the auction route on Sep 26 via Downing Commercial are a Castletownroche, Co Cork restaurant property with two overhead apartments, with a €50,000 reserve, plus three 900 sq ft townhouses in Glanworth. They need internal finishing, and guide for the trio is €90,000. The two properties will be auction in Fermoy, to suit anticipated local interest, says agent Declan Hickey.

The following day they are to hold a Charleville auction of five detached houses, ranging from almost complete down to foundations, at Cluain Dara, Kilpatrick, near Broadford in Limerick, with FPP for 15 houses and with a €70,000 reserve. It’s “real value for money considering what is built on site,” says Mr Hickey.

In Cork’s Strand Street, Passage West, a commercial/retail building of 4,000 sq ft (a former Gala) has a reserve of €40,000 at its Oct 3 auction, plus a 1,000 sq ft shop with 1,200 sq ft overhead at 3 Douglas Street in Cork city centre guiding €90,00 prior to Oct 5 auction.
