Old-fashioned but full of potential and with glorious harbour views

Sure, it’s a bit old-fashioned, but you can see the potential — plus everything else that you can see.

The compact house Tangan, on Crosshaven’s Lower Point Rd, has the full sweep of the widest parts of Cork harbour in full frontal view, over to Spike, Haulbowline, and Great Island/Cobh. This time of year there’s never a shortage of activity to track on the wonderful water amenity. With sailors swamping Cork harbour as part of Cork Week, the auctioneer’s sales board for Tangan cleverly points out to sea, not to the road behind.

Fresh to market in recent weeks, and carrying a tempting €80k price guide with Michel Piggott of Sherry FitzGerald O’Donovan Daly in Carrigaline, Tangan is a real do-er upper. Some who come to view it might want to knock and re-build, but check first with planners, as neighbours along the Point Rd and Camden Rd are rightly precious about their own views being interfered with.

A walk along both roads here running towards the point and Camden Fort from Crosshaven will give lots of ideas as to what can be done with Tangan, where the real restriction will be the site’s size: It’s compact. Stepped down below the lower Point Rd, it’s a wee three-bed home, with bedrooms borderline single/double size, at best, so no real luxury yet, but the living room at least is 15’ by 10’, plus there’s a galley kitchen and bathroom, so at least the site/property has services already in hand.

Mr Piggott says the vista from the house is amazing, but admits it needs total refurbishment.

VERDICT: A half an hour’s daily commute from Cork City, it’s within a short walk of all of Crosshaven village’s amenities, and will suit a first-time buyer as much as a trader down, or holiday home hunter.
