A comfortable first-time buy

It’s only on the market about a week, and already viewings are heading into double digits — that’s because 5 Belmont Terrace is a little gem, and its €90k asking price is a bonus. The early 1900s end- terrace home is petite but nicely rounded, up above St Luke’s Cross at Old Youghal Rd, so its location is spot on, too, says auctioneer Garry O’Donnell of ERA Downey McCarthy.

No 5 is a lesson in how to present a wee place for sale. It’s painted up in warm and pale tones, simply decorated, and ready to move into.

It’s all going to be easy to keep, too, with a small back yard and a concrete front yard where the best of the sweeping views down over St Luke’s Cross to the city and beyond are to be had. They can also be glimpsed from the 16’ by almost 8’ front room, which has a feature glazed door to the back kitchen/diner, and 1950’s-style tiled fireplace.

The bathroom (with bath and overhead shower) and utility are back here, and overhead are two bedrooms, but as you’ve to go through the larger to get to the smaller, for some buyers it might be better to simply join them up for ease of use.

VERDICT: A comfortable first-time buy.
